1.17 Who may advertise HUD Homes? What guidelines must they follow?
Any licensed real estate broker or agent may advertise HUD homes, as long as they have an active NAID. All advertising of HUD Homes must comply with all applicable Federal and state laws, rules and regulations, including but not limited to: the advertising guidelines specified in HUD Handbook 4310.5 Rev. 2, Section 9-18 Broker Advertising; Truth & Lending and Z regulations; Equal Housing guidelines, including utilization of the Equal Housing Opportunity logo; and Federal Criminal Statute 18 U.S.C. § 709, “False advertising or misuse of names to indicate Federal agency,” which prohibits the use of the words “HUD” or “FHA” in the URL, company name, or logo. Use of other names are also prohibited, please refer to aforementioned statute for full list).
Only the LLB assigned to a property may place signage on the property. Please do not destroy, damage or remove the advertising or signage of another HUD-registered selling or listing agent.
In addition, advertising may not imply that the agent or broker is the exclusive listing agent (unless it is the LLB advertising their own listings). Please advertise HUD Homes in a professional, ethical and positive manner, ensuring that you note any flood plain zones or other disclosures as it appears on the property’s HUDHomestore.com listing. Please refrain from referring to properties as “distressed,” “repo,” “foreclosed,” “repossessed,” “must sell” or any other adjectives with notable negative connotation. It is acceptable to refer to properties as “HUD Homes,” “HUD-owned,” or “HUD-acquired.”
REALTOR® Broker Involvement
C.A.R. and NAR know that when brokers tell their agents that something is important, agents listen. This is especially true when brokers ask their agents to respond to Red Alerts or Calls-for-Action on legislative issues that will affect their business. That’s why both organizations have started broker involvement programs to increase member participation in Red Alerts and Calls-for-Action so that we can successfully pass good laws and fight bad legislation.
For the time being, NAR and C.A.R. have separate programs while NAR is upgrading its online platform. But both programs offer:
* a system that is FREE to brokers;
* a simple to use format; and
* a program that takes minimal time and effort on the Broker’s part; NAR’s Broker Involvement program is designed to have brokers easily help mobilize their agents. It’s free and very, very easy. Available on May 19th, zipForm® 6 will offer your REALTOR® members an alternative solution for signing C.A.R. forms digitally. zipLogix Digital Ink is available to purchase on an individual basis at $40/year and includes 10 digital signature credits. One credit is equivalent to one transaction in zipForm® 6. Each transaction has unlimited signatures and may be sent multiple times. For example, if I’m sending a Residential Purchase Contract to my buyer and then a few days later sending a Counter Offer, I’m still in the same transaction and no additional credits will be required.

Clear Cache Instructions

Some users may have received an error when attempting to manage pictures within the MLS today, 3/25/2011. Rapattoni technical staff has implemented a fix for the problem, but you may need to clear your web browser's cache in order to completely resolve the issue. Instructions on how to clear the cache for the most current version of each of the Rapattoni MLS supported browsers can be found below.
Internet Explorer®
1. From the Tools tab in the menu bar, click "Delete Browsing History."
2. Uncheck all boxes from the Delete Browsing History pop-up window except for "Temporary Internet files" and "Cookies."
3. Click the Delete button.
Mozilla® Firefox®
1. From the Tools tab in the menu bar, click "Clear Recent History."
2. Uncheck all boxes from the Clear Recent History pop-up window except for "Cache" and choose "Today" from the "Time range to clear" drop-down menu.
3. Click the Clear Now button.
Safari®
1. From the Action menu, click "Reset Safari." The Action menu is near the upper-right corner of the Safari window, and looks like a gear.
2. Uncheck all boxes from the pop-up window except for "Empty the Cache."
3. Click the Reset button.
Google™ Chrome
1. Click on the wrench icon on the browser toolbar and click Tools > Clear Browsing Data.
2. Uncheck all boxes from the Clear Browsing Data pop-up window except for "Empty the Cache" and choose "Past Day" from the time range drop-down menu.
3. Click the Clear Browsing Data button.

On Tuesday, 3/15/2011, Internet Explorer® 9 was made available for public download, and on 3/22/11, Mozilla® Firefox® 4 was also released. Our technical staff has completed its testing of Rapattoni MLS on the new versions of these popular web browsers, and we are pleased to inform you that all known compatibility issues have been resolved.
Accessing SupraeKEY.com
Supra’s websites are now migrated from GE Security to UTC Fire & Security. This change may affect how agents navigate to SupraeKEY.com and bookmarks and links to Supra’s website.
Most will be able get to www.supraekey.com by typing the URL into their web browser. Detailed instructions are in pdf below on how to navigate the recent changes.
Have You Considered Purchasing Probate Property
Why is Probate a good way to find Property? The Probate process involves the creation of an inventory of all assets of an estate, followed by the distribution of assets necessary to pay off all remaining debts the estate may owe. Often times the heirs to an estate will have to liquidate some of these assets in order to satisfy the debts and liabilities of the estate. Houses are frequently the largest repository of value in an estate and often need to be liquidated in order to settle the estate. Even if the home does not need to be sold to cover liabilities, the heirs will frequently sell the property in order to distribute the proceeds to multiple individuals. If the property needs maintenance or repair before it can sold at fair market value that usually means someone is going to have to invest time and money to make those repairs themselves or hire someone else to do so. All too often, it takes family members more time and money than was ever anticipated. If the heirs live some distance away, or in another part of the country, the process of renovating and preparing a house for sale becomes even more demanding. Faced with those options and the potential windfall of cash from an immediate sale, most people will opt to sell – and will be willing to do so at a substantial discount. Remember, holding on to a vacant house in order to realize a bit more profit is not without cost or risks. There’s insurance, utilities, yard maintenance, and the ever-present risk of break-in or vandalism.
In addition, the heirs to the estate may be willing to finance the property with very favorable terms in order to make the deal work. This is especially true if the property has no mortgage and is owned free and clear. Depending on the terms of your agreement with the heirs, you may even be able to pass that very favorable financing onto your buyers for a quick resale.
