Fannie Mae's HomePath® Online Offers system-which collects offers and manages the submission process on properties listed on HomePath.com-is coming soon! On December 7, agents and brokers representing buyers are required to submit offers exclusively on the web site. Only properties listed in the following areas are eligible to submit online offers on the designated launch date:
•California
•Florida
•Wayne County, Michigan
Online Offers System Benefits
The Online Offer system simplifies the offer submission process with the following features:
•An easy to use, self-service system.
•A transparent offer process that keeps Selling Agents informed of the status of their clients' offers on HomePath properties listed on HomePath.com.
•Improved communication between the Selling Agent and the Listing Broker regarding offers on HomePath properties listed on the HomePath web site.
Required Actions
After the launch date, Listing Brokers will be required to use HomePath.com to collect offers and communicate with Selling Agents when the property is located in these designated areas. Please note that this program does not change the existing requirement for Listing Brokers to enter and manage offers on HomePath properties using their systems of record (i.e. AMN, Equator, etc.). All Listing Brokers in California and Florida who currently do not use the Online Offers system must take the following actions prior to the launch date:
1.Update each actively marketed Fannie Mae HomePath listing in your MLS (those with a property status of "Just Listed," "Active," "Price Reduced" or "Back on Market" excluding any listing which is locked down for auction) as follows:
oAll Listing Brokers in California, Florida and Wayne County, Michigan must place the following instruction in the Agent Only Remarks in an MLS listing, unless prohibited by MLS: "The seller has directed that all offers on this listing must be made online in HomePath.com. Go to www.homepath.com, search for the property details, and click the 'Make Offer' button to submit an offer."
oAs mew properties are listed after the launch date, insert the same instructions into the Agent Only Remarks in the MLS.
2.The Listing Agent should verify that the HomePath "Listing Details" screen for each of their Fannie Mae REO properties contains the correct email address.
If the Listing Agent email address is not correct, the Listing Agent should take immediate action to fix the error in their systems of origin, which may include:
oAMN
oThe Franchise System (Realogy, Coldwell Banker, etc.)
oThe MLS
oListHub
3.On or before December 7, each listing broker will be notified by Fannie Mae via email that your HomePath account has been created and your listings can now be managed with the Online Offer system. Your HomePath account will be generated based on the "contact email" associated with your Fannie Mae listings so it is critical that you utilize the same contact email for all Fannie Mae listings. When your account is created you will also be issued a password.
Offer Submissions
Offers you receive through HomePath.com must be entered into your system of record (AMN or Equator) within one business day, provided the offer is complete. A complete offer is one which the buyer has signed the local or state contract, the Real Estate Purchase Addendum, and the Owner Occupant certification (if the buyer is an owner occupant). Rescinded offers do not need to be entered.
Real Estate Agent's Associations/MLS
Fannie Mae plans to work closely with the real estate agent's associations and MLS's in Florida and California to create awareness of the HomePath Online Offers pilot program within the real estate community.
